What is a Timeshare?
A timeshare is a property with a divided form of ownership or use rights.
These properties are usually resort condominium units, in which multiple parties hold rights to use the same property, and each owner of the same accommodation is allotted their specific period of time.
Units may be sold as a partial ownership, lease, or “right to use” (where the participant holds no claim to ownership of the property). The ownership of timeshare programs is varied, and has been changing over time.
The TIMESHARE PITCH
A timeshare pitch or presentation is typically a 90-minute (or longer) sales pitch. The goal of the presentation is to sell a prospective client a timeshare.
These presentations are usually incentivised with discounted stays, lavish entertainment and/or valuable gifts.
The pitch presentations may then be followed by hours of high pressure sales tactics.
- Buyback – Prospective buyers are led to believe the developer will buyback the timeshare at an amount equal or greater than the sales price. This rarely occurs.
- Refinance – Sales reps suggest you can buy now and refinance with your bank at a lower rate. This is false.
- Investment – Great value and Return on Investment (ROI) are buzz words used to entice, but nearly all timeshares sell for much less than the original selling price.
- Limited Time Deal – Prospective buyers are usually told a certain deal and/or upgrades expires quickly (often that day).
